Sir

	We reced. the Boards Minutes of the 28th Febry last & shall Duly observe the Contents.

	This week we have had two offers for Dilston Hall & Gardens viz. one from Mr Stokoe of Hexham of £8 a Year & the other from one Mr Smith who lives in the Neighbourhood of £7 a Year Each of them reserving the Usual Allowance of 30 Fother of Coales for airing the Rooms. They each propose to take for <9> Years from Mayday Next and be at Liberty to Determine or leave at the End of the first 3 or 6 Years. James Thompson the present Tenant pays only £6 a Yr and has 30 fothers of Coales Allowed for Airing the Rooms, and if he is Removed the Hospital will have a Barn to build him upon the Farm in his possession wch will Cost about £30 – Also some Repaires Necessary to be made in Dividing a house between him & another Tenant upon the same farme wch will cost abt. £10  wch will be more Expence to the Hospital then [sic – than] they will receive advantage in the Years at £2 A Year the advance Rent, therefore we think it is not the Interest of the Hospital to Remove the present Tenant Unless some offer a better Rent than £8 A Yr but this we Humbly Submitt to the Boards Consideration we are
