Sir             Sir Walter Blackett inclines still to part with East Kenton; and as it is an Estate that lies more convenient for you than any other person he has ordered me to send you a Rental of it, as it now stands; and to offer it you, together with his moiety of the colliery at twenty four thousand pounds; which considering that the Estate is still capable of advance & that the colliery is now of greater value than formerly, as you will see by comparing the old valuation by Mr Peek with the late one by Mr Newton, he thinks is not too much to ask for it. P.P. Mr Peek valued the coal at 13s.6d p[er] ton. Mr Newton reckoned it worth 15s.0d and there is that diff[eren]ce at least in the value of coal between the time of the former valuation and the latter.
