Sir

	I have reced your Letter last Night and in answer to it acquaint you that Sir Walter Blackett is the proprietor of Unthank Estate which you enquire after and which is to be sold to the best Bidder on the 10th of next Month agreeable to the Advertismt.  I also beg leave to acquaint you with the following particulars which are not in the public Advertismt.  The Estate is at present under Lease for 21 Yrs which expires on the 12th May next at the Yrly Rent of £110 but it is considerably improved since it was let, by the Buildings & Fences and by the Cultivation of a good Tenant of it during the Term and is still capable of great Improvement.  Besides the 400 Acres which Unthank consists of the Threap Ground is surveyed at 165 Acres one third of which belongs to Unthank.  As to the Colliery it is let on Lease for 21 Yrs from the 1st Janry 1772 at £200 a Yr certain Rent for 200 Tonns of Coals each of which to contain 420 Bolls of 36 Gallons Winchester Measure each with an accruing Rent of 20 shillings a Tonn for all Surplus Workings but the Tenants are to be at Liberty at the End of the 7th Yr on giving Notice.  The Conditions of the Sale are to be that the prem[is]es be put up at £8000 - that the highest bidder be the purchaser and if any dispute arises the prem[is]es to be put up again - that no person shall advance less than £20 each Bidding - that the purchaser shall enter into Articles with Sr Wr Blackett as soon as convenient - that he shall enter to the Land and Houses on the 12th May next and be intitled to the Rents of the Colliery from the 1st Janry next and shall pay the purchase Money on the 12th May next on having a good Title made to the prem[is]es and proper Conveyances executed - And that the purchas Deeds shall be made at the Expence of the Purchaser   I am etc     HR
